2025 Report From The Smokies

Happy New Year to everyone!  Here are the results from our portfolio of properties in the Smokies.  KEEP IN MIND, we have several "economy" cabins that rent for under $90 per night which skew our averages down a bit.   In summary:

- Sevier County has added almost 6000 available properties to rent since the Gatlinburg fire of 2016, through 2024.  We don't have housing starts yet for 2025, but even assuming a modest number of 1,000 new cabins, that is around 7000 new properties ABOVE AND BEYOND what were lost in the fire.

- Oversupply means lots of guest price shopping, fewer stays per property, and overall lower rents.
