STR in new Lennar community?

I know I know read the HOA but I haven’t gotten the HOA documents yet and I am waiting on my agent to validate if I can. Anyone know or is doing airbnb/vrbo str in a new build? Is it allowed?

I can say with almost certainty if you are in an HOA you will be restricted to either OO STR or completely not allowed.

Especially if it's a new community, their HOA docs start including something regarding length of stay- typically 30 days or less. Older HOAs might not yet have changed their bylaws, but if you are buying in a new community you can almost be certain of it.

Also need to look at local ordinance regarding STRs on top of just HOA.

I cannot say for sure but every Lennar community I have seen had HOA's with 7+ month minimum rentals.  They are also usually built in suburbs that are not great for STR.  They also are heavy on community which attracts families which will not likely take kindly to your STR.

Lennar generally builds out their own communities, and I doubt they have an allowance for short term rentals. But it wouldn't hurt to check their restrictions/HOA rules.

Whether or not it is permitted, I personally think it is poor manners to set up a hotel in a neighborhood.

You can generally search the Register of Deeds site for these docs. They are usually recorded.

Agree with everyone else here. I would steer clear of HOA for a few reasons:1. Even if they don't restrict it now, they could potentially later (One of my homes in an HOA in San Antonio is currently experiencing this)

2. New build communities are likely not the most desirable areas for STRs specifically

3. Lennar homes are usually pretty cookie cutter 3/2 homes that would be hard to make stand out as an STR

All that to say, don't get discouraged! There are still good areas and homes for STR here in San Antonio! No HOA should be one of your main filters though in your search :)

Hey @Sonny Dong, I would bet you will be restricted in that community.

Even if it was OK now, with and HOA, you can also bank on it being banned after a while.
