Asking for a refund on a STR

Greetings BiggerPockets Community,

We are seniors currently renting a 2 bed/2 bath condo in Florida. Our unit is on the 6th floor and we are going on 4 weeks without a working elevator (waiting for parts and permit). We don't mind the extra steps on routine daily excursions. The hassle is with groceries and guests luggage.

Is it appropriate to ask for a partial refund and if so, what would be a fair percentage to ask for?

I value this groups opinion before proceeding.

Al, it is absolutely reasonable to ask for a partial rent concession. An elevator outage for that long impacts habitability and convenience, especially on the 6th floor. A common approach is requesting 10–25% off for the affected period, depending on how much it is impacting your daily living. Start reasonable and be open to negotiation.
