Short term conversion to Long term

Hello! Seeking local agents to help me explore converting my STR into long-term in the Bradenton FL area. The STR expenses/utilities are just not worth the potential slight increase in income. Looking to list with an agency and ultimately place a longer term tenant ideally. Thanks in advance!

Refresh paint if necessary, usually STR's are pretty good unless it has been abused. If carpeted, and any significant stains remain after steam cleaning, probably need to replace or change to LVP. Revisit your House Rules to see what changes you should make to reasonably control behavior of Tenant and Guests. If No Smoking, No Pets, you need to be sure all traces of prior allowed issues are removed. You do not want someone with allergies moving into a home they believe to be "clean".

    You want to attract a LTR Tenant that puts some skin in the game...with a truckload of furniture and knick knacks and the time and effort to unload it. Not someone that walks in with two suitcases and can walk out just as easily. Be sure your/your PM screening criteria is appropriate.


     You also get a big deposit this way!
