How is everyone figuring out pricing? Any advice? I’m in Palm Beach County, FL

One way is the "enemy method" where you pick some nearby comparable properties - same bedroom/bathroom count, distance from the beach, amenities such as a pool, level of decor, etc. - and look at their pricing for different seasons, weekdays vs weekends, and holidays, on Airbnb, Vrbo, or other sites.  Or you can use a dynamic pricing subscription site like PriceLabs, which changes the prices during high demand seasons, or events going on.  They often change prices daily.  That's what I use.
