I'd rather have a profitable calendar than a pretty calendar
A calendar full of green dates looks great.
But a full calendar doesn't automatically mean a healthy business.
What happens after the bookings come in?
• Cleaning
• Supplies
•Utilities
• Platform fees
• Maintenance
• Management costs
If those expenses consume too much of the revenue, high occupancy may not translate into strong profit.
That's why I always come back to one question:
Is the business actually making money?
Occupancy matters.
But occupancy alone doesn't tell you whether your pricing is working, whether your costs are under control, or whether each booking is contributing enough to the business.
A property at 90% occupancy with very thin margins may be less attractive than one at 75% occupancy with healthier economics.
The objective isn't to fill every night.
It's to build a calendar that makes financial sense.
