Airbnb on rental home?

 Hi everyone, 

I live in Orange county,  ca. I have abt six rental properties out of state but I have become increasingly interested in the idea of setting up an air bnb here in California.

I have done some basic research on the idea but I am still very much learning abt the concept. 

I am hoping someone in the oc area could shed some light on some questions for me. I don't own a home here so I'm thinking abt starting off the airbnb thing by renting out the other bedrooms of the house I am renting in the Anaheim area (great short term rental area)

I know there are some rules etc for short term rentals so I am wondering if someone can tell me if I am able to rent rooms of I home I am actually leasing and whether this is allowed in the Anaheim or surrounding areas?

First, check with your landlord to see if she/he will give you permission to sublet in this way.

Second, check with your local government about local laws regarding short-term rentals.

Third, check with Airbnb and see if they will collect and remit the taxes & fees for you of if you must do so yourself. Airbnb handles this for hosts in some areas, but not all.

Fourth, find a local Airbnb host who would be willing to mentor you.

Fifth, learn all you can from the Airbnb website and take the tutorials before creating your Airbnb listing.

Sixth, participate in the Airbnb host community forum and other vacation rental host forums to hone your hosting skills.

[Note- we own and manage 16 residential rental units and 1 short-term rental unit. The short term rental unit is listed with Airbnb and I've been a Superhost with Airbnb for over a year. It's been very profitable, but does take a different approach and mentality. Instead of being a landlord, you will now also be in the hospitality business. Read up on hospitality, preparing a place, amenities to include, furnishings, efficiency in turning the unit between guests, etc.  Good luck!]
