Anyone have experience with vacation rentals in Pompano Beach, FL? If you have to make a choice of just one listing service, which one would you use for Broward County (Air BnB, VRBO, HomeAway ...)?
Have you seen AllTheRooms? They aggregate every room on the planet.
Also, what data would you like to see about these sites that would better inform you decision of where to list your property?
Thanks for the site, Jilian. it helps. As a newbie, I'm just trying to figure out how to setup my first listing...price, min days, max days, security amount, reviews-only or everyone. There's a lot.
If Broward county is anything like Brevard county, VRBOHomeaway (which is all one site now, with many brands,) will be your best bet, followed by Airbnb. I have personally not found success with TripAdvisor or booking.com.
I know it's not pompano but I run a VR I'm Boca and have worked with HomeAway and airnnb.
Now this is just my experience but I personally have had nothing but awful experience with airbnb and nothing short of excellence with HomeAway. You get paid at booking with HA vs having to wait for guest to checkout with bnb.
Service with HA, is very accommodating. I had a guest which sent some really poor vibes after booking. Called HA to explain. No prob. Cancelled the stay, no penalty, no poor remarks. Similar situation with bnb: led to an automated response stating the homeowner cancelled the stay and then they took a cancellation penalty as well.
Airbnb has a newer feature that, if you allow them, they alter your price based on competition so id receive bookings for far less than I originally posted. You control the entire process with HA.
I can go on with actual examples, and you can PM me if you'd like but I'll spare the general audience.
Hope that helps.
I have several units that I run out of Pompano Beach. That's a hot area this time of the year. I only use Airbnb for my Pompano Beach properties and I'm always booked.
@Account Closed Great information and great response to the post. Do you use any other services for your VR like cleaning and whats the average price?
My cleaning lady takes $150 per turnover so I charge that same amount to the guest. You can to charge if you'd like, I choose not to.
I personally walk through each the over to look for anything broken and ask guests to alert me of any wrong doings.
I was quoted $65-$85 inc washing linens for a 1 bed/1 bath $600 sq ft place in Pompano Beach.
@Stanley Choung that sounds about right. My property is a 4/2, 1600 sqft home hence the difference in price. If you follow the HA message boards, some owners ask their guests to do laundry as part of their checkout procedures. It's up to you if you want to do that to maybe save a few bucks off cleaning.
