I live and work in DC. I’ll be visiting Orlando (Davenport) next month to look at properties. I’d like to buy one that can be rented for short-term/Airbnb/Vacation Rental. Can anyone advice me on the pros and cons? The market over there for vacation rentals? Is it worth it? Looking for a property $230K max. Please advice. I’m new to this and really nervous about getting that 2nd home mortgage. Thank you.

replied about 1 month agoHello! Google “Orlando AirBnB” and hit the News button. If it says a bunch of stuff like “Orlando cracks down on AirBnB” don’t do it. If they have a sales tax payment system in place you’ll be good.
Once you decide whether you’ll go through with it or not you get on the phone with me for one hour and I teach you how to manage. Sounds crazy but I have this phone call with total strangers about one per week. A stranger did it for me when I started so I love to give back.
We get this exact question in our little VR community about 3 times per week and it’s always the same answers. Of course we realize not many people live on this forum. And we also realize why! Lol.

replied about 1 month agoGood morning, I understand the majority of the communities HOA in Davenport Fl are not allowing short time rentals I live in the area and was thinking about doing the same thing I change my mind what I learn is that you need to ream up with a vacation company that will guarantee that the property will be rented for ? Weeks a year and that will take away from your ROI I know there are some vacation companies from UK and Brazil that offers you should look in to that also there is lots of competition in that type of rentals in my opinion Im no expert yet The market in Davenport FL is for Rent and keep ir BRRRRR strategies thats what I'm doing and I will not make my second mortgage a short time rental property in Davenport in my opinion. I have 3 Rentals in Davenport I understand the market and is also getting crowded lots of new communities buing build and trafic is really bad now with that said In my moms community she also lives in Davenport there are lots of short time rentals/vacation rentals and they are always occupied good luck and fill free to contact me for more info I will be willing to ask my realtor for more info on that i haven't look into short time in a year.

You are like the son bull. My advice to you, is to WALK into the STR world.

I have three properties 24 minutes north east of Davenport in Kissimmee, probably right between Davenport and the Orlando Airport. Osceola county is very supportive of STRs so long as you get licensed and collect/pay sales tax. I can tell you that the market has gotten way tougher in the last couple of years. I am trying to buy a 4th property there and the prices have gotten a little crazy. You can feel free to personal message me if you want to hear more about my experience in the area.

1) Only do it if you can afford to even when bookings dry up.
2) Do your own bookings and pay your own bills.
3) Bear in mind that Central Florida is probably the most competitive VR marketplace in the world.
4) Don't believe a single person when they tell you how much money you will make if you use them or their services. Not. A. Single. One.
5) Do your own research and then do it again.
