10+ unit hosts. What are you using to manage everything?

Question

Title says it all. I am looking ideally for something that is flat priced as the % based PMS systems are not really interesting for me.

We have 9 properties (3 we manage for investors) listed on

Booking.com

Airbnb

Expedia

We also have our own merchant accounts for processing.

-We need a centralized calendar to avoid double bookings across platforms.

-Centralize messaging to simplify my life

-Automated responses to clients

So let's hear it. How have things been with Hostaway and other sources?

Account Closed, we’re in about the same boat as far as size.

I use saved message templates that you can save in Airbnb and VRBO.  Those are the only 2 platforms I use because they’re enough to fill me with 90%+ occupancy rates.

Maybe your question shouldn’t be what service to use for messaging but how to simplify the number of sites you lost on?

VRBO acts as my master calendar as I have it set to pull the calendar from Airbnb, (and Vrbo pushes to Airbnb)

Works well for me.

I use:

Price labs- Pricing software that Syncs with my property management software

VR Easy- FAST consolidated calendar, Automated VRBO & Booking.com messages

Stripe- Payment Processing

Account Closed MyVR or Orbirental may be good for you. Direct connections to marketing channels, centralized calendar, automated responses/triggers, integrated with Quickbooks and other software to make life easier. I know Orbirental is a flat fee per month and MyVR was last I checked.

@Mark S., it’s not about quantity but about quality. I make $40,000 a year (net) per vacation rental or I don’t buy it.  5 of those would hit 200k / year and for some that’s enough to retire.

To be fair, my average STR purchase price is 600k+.  Go big or go home lol

@Lucas Carl I just logged in to send you a message to ask the same thing.  I have 3 builds finishing later this year and am looking to scale as I am looking to build/buy 3-4 more next year.  Anyone use OwnerRez or OrbiRental?  Any other suggestions?  We will be launching our own website for direct bookings so interaction with AirBnB, HomeAway/VRBO and direct bookings is a must.
