Hey BP, Is anyone doing Airbnb on Cape Cod in Massachusetts? I am curious to know how it is working out for you and if you do short term rentals year round. Thank you, Kellen

    @Kellen Driscoll Not the best plan.  The demand for STRs is in the summer.  Think June 1 to Labor day, or roughly 4 months.

    Those who own them struggle to find people to rent for the late fall through mid spring, or as we call it, a "winter rental".  As a very rough guideline, the monthly cost for a winter rental is about the same as a week in the summer.

    You can certainly do what you propose, but taking a whole month for yourself in the summer is eating into a big chunk of your profits. That's one month out of four gone.

    The Cape starts to roll up the sidewalks after Labor Day, but September is a great time to be there.  Still warm enough to walk the beaches, many shops are still open and the traffic on routes 6 and 28 is far less than it is in the summer, when they're clogged with NY and NJ license plates.
