Possible to list a duplex as a 1 or 2 bedroom?

Question

I am looking to buy a duplex as a vacation rental that has a door between the units. Each unit is a 1 bedroom. Is it possible to list this as different listing on airbnb and link the accounts so if someone rents it as a 2 bedroom both 1 bedroom listings are shown as booked for that day and if someone rents one of the 1 bedrooms the 2 bedroom listing shows booked.

@Julie McCoy is the resident expert on that.  But I get the vast majority of my online listings through Craigslist.  People contact me directly, and I have to manually change what's available.

We do this with several duplex properties, where they have 3 listings. It works great to optimize revenue, because like @Julie McCoy said, you can try to fill the combo listing first, and then fill in the gaps with the smaller units. I have been playing around with pricelabs, and am working on some pricing rule-sets that are best suited for the combo listing properties. Good luck!

Exactly as @Ethan Cooke says.  I do it on AirBNB - on VRBO I only list the biggest iteration of my property so it's not an issue.  :)

I prefer to rent it altogether so that has a 12-month booking window, but I only allow the smaller unit with a 3-month booking window, so for the most part the smaller bookings are filling the holes in my calendar.  That may or may not be a good idea in your situation, but it's what works best for mine.

@Ryan Thomas - Yes, AirBnB allows you to list and to link 2 units together so you can rent them out separately or together. When both “sub-units” are vacant, you can have 3 listings (A, B and AB). Then when just unit A gets booked, unit AB will also show as booked so only unit B will show as vacant. I’m not sure about HomeAway/VRBO and the others.
