I was looking in Chattanooga for LTR and maybe STR but Im going to hold off. I just see a 1.5% or even a 1% return. My question is are there any other hot spots in any other cities that have this return?

I know this guy that does STRs in a depressed refinery town.  He buys 3 bedroom bank foreclosures for around $10,000 and rents them out for $600 a week to refinery contractors.  He grosses his purchase price in 6 months or less.  I wish I could do that.
