Rental Arbitrage Atlanta

Hi All! 
I'm in need of advice. I would like to get into BRRRR but like most new investors I don't have the funds yet to put down a portion when applying for a HML. I have a background in property management & hospitality so I decided to go into STR with Airbnb so that I can raise some capital to start BRRRR.
I almost feel like I’m working backwards but I do enjoy what I’m doing so far. I’m looking to scale and was wondering if there are any investors in the Atlanta area that would allow me to rental arbitrage? 
(I currently manage 2 properties in Buckhead) 

Any help / advice would be greatly appreciated.

@Tascia Chin. STR arbitrage is neither bad nor awesome. It is merely a real estate related business. What is bad is that many people with little or no skills, knowledge, capital or experience jump into it with totally unrealistic expectations and no understanding of the risks involved. It is a business, not an investment, and not a get rich quick scheme. You obviously do understand this, and you do have the experience and knowledge to create a successful business.
