STR Utility Expenses - Where to find this data?

For STRs... what's the best way to gather the data on utilities, pest control, pool cleaning, general maintenance, etc...?

@John Underwood Just on a flat part of a back roof. 6k system. It's basically just panels and an inverter. No batteries as we're on the grid and that would almost double the cost. We produce into the grid and " sell" the extra back to the utility in the form of energy credits.

Hey there! Be specific and you'll get a bunch of good responses.  Can't tell from your question If you own a place already or are just pricing out ballparks in theory. It's property by property. I have two str's on solar...so electricity is zero. It's also a great write off and tax credit. I purposely don't add hot tubs because I don't want to deal with the maintenance or liability. So you can control your expenses on the front end, in the property you decide to purchase or how you set it up.

Most of these items you can just ballpark.

You can call some pool places to get prices on this.

If $200 difference makes you unprofitable then that property is not a good deal to begin with.

@Joe WatersFor my Clients, I typically try to find a "cost to own" on the listings themselves, if not I will dig through similar properties to get an idea of costs. General maintenance, budget depending on the age and condition of things. As far as the other two, call around and get quotes. It can definitely vary by area, what type of pool, etc. Best of luck to you you!

Connecting with other investors is a great place to start. Some may be willing to share their data on expenses with you. You can contact owners of STRs in the area you're looking, or check out listings that approximate the cost of their utilities. Another option would be to call the vendors directly. Pool cleaning, garbage, landscaping, these vendors can give you quotes for their services based on frequency and size of the projects you need.
