I pay for a Consumer Reports online subscription and look up their ratings. I try to get appliances or kitchen cabinets on annual or biannual sale days.  A couple of  LG and GE models are best rated for fridges.  LG and GE also rate highest for ovens.

I have had great luck with LG, I have them in 7 STRs and 1 LTR as well as primary.

Generally the best pricing is with the package deals that include all 4 appliances at a discounted price.

Also check to make sure local appliance repair companies service the brands you are looking to purchase.

@Chris K. What I’ve been doing is finding a specific appliance I’m looking for and then finding which retailer has it the cheapest and which retailer can get it to me the fastest. I will then have the the fastest retailer price match the other retailer. You get your appliance quick and at a great price. Lately Best Buy has had the cheapest appliances.

I would say what is in stock and can deliver and set up. They all have warrantees and you can read the reviews online. With inventory shortages that has been the hardest is waiting times. I am about to order a washer/dryer and just going to do the one that is in stock and has delivery. :) Best of luck! I love STR's and mix with my current LTR portfolio.

For appliances, we have had great success going with online stores, specifically Goedeker's and US Appliance.

The less bells and whistles (in-the-door icemakers, etc.), the less repair headaches later.

@Chris K., I have bought from many different sources, but overall I have gotten the best price from Sears.  I usually wait until I get the 40% off email adds, then I go and buy s few.  Lately has been tough.  I buy from Sears, Best Buy, Menards, Home Depot, and even Menards.  I will say hurry up and look into the Black Friday sales.  I have gotten quite a few from them.  Often it is just a matter of looking.  I currently have 2 refrigerators and 2 stoves still in the cardboard boxes in my warehouse.  Not because I want to have spares, but because the "deals" I ordered in March didn't come in until October and I had to buy from the floor and $250 more.  What I hate most is going over the $600 mark and not being able to expense them on my taxes and having to do a yearly depreciation.  I wasn't going to let my back orders get cancelled and pay $250 more per appliance.  My record right now is an electric range from Menards that is currently 8 months overdue, and I am betting my December delivery date gets bumped.  Oh well.

@Chris K. I have had great luck on Facebook marketplace finding matching sets that are in good condition and look nice. The money saved can go to other items to make the property even better. You can save quite a bit shopping around on facebook and there is the risk of these items breaking down, so you just have to weigh if the money saved is worth the risk. Everyone likes stainless steel, so that is usually what I go with - easy to match. Good luck with it all!
