Looking for a real estate agent

I'm looking for recommendations (or just can be you) or investor & buyers real estate agents in the following areas.

Sacramento, Fresno, and Stockton.

I'm planning on taking some trips to these places in the following month, and would like to meet up with an agent, or even just people investing in these areas, and explore places!

Go to those places Sunday 2-4, hit up open houses. Start talking about cap rates, area vacancy averages, and operating income, to the agents hosting said open houses. See which ones know WTF you are talking about and which ones have their eyes glaze over in meek confusion.

First time home buyers need someone friendly that can show them pretty houses and point out flaws and whatnot. As an investor, you need a completely different class of real estate agent, one that is going to spend 5x as long on you per closed transaction. They will self-select into this class of agent based on their knowledge of the various concepts that do not apply to first time home buyers. 

EDIT: Also, you may find that you have a higher hit rate for 'investor friendly agent' at multi unit, because that will often be the same agent that helped the seller find that home now being listed. Or maybe not.
