process for buying a house from wholesaler, hows the sausage made

@Chris Mason I think you will know this...but everyone else, would love feedback too..

OK, so I am looking at a couple wholesale props.  I can Cash them (heloc on my house) or do financing... my main ? is the close.  without a realtor finding me a house, how do I close on the house, do paperwork, all the BS... I understand we will end up at a title company like normal... but in between deciding, and signing... whats the deal?
