Investing in Oakland, CA

Hi!

I am new to real estate investing and BiggerPockets; happy to see such lively discussions on these forums!

I am considering investing in Oakland, CA and want to hear from others who know about the area. Particularly, I know about rent control and how some areas are still up and coming. What are the other kinds of things I should be considering? For example, I see that the real estate tax rate is around 1.44%, are there any other fees or assessments I should know about? What is the cash on cash return or IRR most people are experiencing here?

Any general knowledge about real estate in Oakland is greatly appreciated!
