Is pie shaped lot worth lower than rectangular? If yes how much?

Hi,

I am looking to buy a fixer upper. The fixer upper is on a pie shaped lot. From what I know, pie shaped lots are harder because usable space is lower. In general, is there some benchmark on how much is a house on pie shaped lot lower than a regular rectangular lot?

Note that this is a pie shaped corner lot.
