Raising Section 8 Rents

Hello i have a duplex in Modesto California and one of my tenants is on section 8, just wondering if there is a certain process for raising there rents?

After the initial 12 month lease I can raise with 30+ days notice. HUD prefers 60 days, but mine can do 40 or so and be fine.

I send a regular notice of rent increase to the tenant and e-mail their caseworker as well. I'm in WA so it may be different. Email your contact and ask. I get much faster response with email vs phone tree.
