Any SF Bay Area Investor Friendly Agents Here?

Hello,

I live in San Mateo, CA and I am interested to connect with any investor friendly agents in the SF Bay Area.

Most agents that I meet here send me retail move-in ready property listings off of the MLS. I can easily find those myself. I am seeking properties that need work, distressed properties, properties that did not hit the market yet, any other opportunities that cannot be found easily on the MLS. I am also seeking agents that specialize in short-sales and foreclosures including pre-foreclosures.

I need the agent's guidance from start to finish on these challenging properties from the time I view them to the time I buy them.

Hi Russell,

I can only buy a property using a loan at this time.  You pose a good question. I am a serious buyer and I have already been pre-approved for a loan. I can only speculate why somebody is going to contact me vs someone with cash but a few things that come to mind are that the person buying with cash might not be as reliable, s/he might have their cash tied up in another property/properties already, the deal might be too small for them, it might not be a suitable location for them, maybe not the right property for them i.e. condo vs SFH, and so on and so forth.

So question.....are you able to buy with all cash and no contingencies? If so, finding an agent should be easy. If you are not able to, then why would they send the deal to you instead of the people who can go all cash no contingencies?
