Single house CA rent & eviction control EXEMPTION NOTICE sample

Hi folks!

Would anybody mind sharing a sample of a California rent control and eviction control EXEMPTION notice for single family homes? I take it from what I've read online that the notice has to quote the law. Am I wrong? Please help. I am helping my parents rent a couple single family homes in Merced and I would like to include these as lease addendi. Thanks in advance!

Here is one from Isaac Jacobson of Jacobson Law in SF:

TENANT PROTECTION ACT OF 2019 NOTICE OF EXEMPTION

To: [Name of Tenant]

DOES 1 to 20, and any other persons claiming a right to possession.

PREMISES TO WHICH THIS NOTICE RELATES:

[Address]

[CITY], California [Zip Code]

Including any and all parking, storage, and common areas.

Notice is hereby provided to you in accordance with California Civil Code §§ 1946.2(e)(8)(B)(i) and 1947.12(d)(5)(B)(i):

“This property is not subject to the rent limits imposed by Section 1947.12 of the Civil Code and is not subject to the just cause requirements of Section 1946.2 of the Civil Code. This property meets the requirements of Sections 1947.12 (c)(5) and 1946.2 (e)(7) of the Civil Code and the owner is not any of the following: (1) a real estate investment trust, as defined by Section 856 of the Internal Revenue Code; (2) a corporation; or (3) a limited liability company in which at least one member is a corporation.”
