First property purchase - Converting SFH into Duplex

Mirla Montanez
Posted

I am in escrow and ready to close soon. I want to know if converting the SFH (R2) into a duplex (3+1 and 2+1) is enough to try and refinance and buy another property or if I should make more upgrades to the property. This is my first time for everything and I am really motivated with BRRRR method. Any advice is appreciated.

It is definitely a depends question.  I would use your appraisal as a guide to see how they made adjustments for condition/quality, square footage, etc.  This way when you underwrite future properties, you can look it at from an appraisers perspective.  I have been doing this for years and has helped me so much.  This is especially true with ADUs, which it sounds like that is the route you are going.
