Investor Friendly Realtors in Colorado ?

Question

I'm originally from Dallas TX, Will be in Colorado Springs and Denver Thurs 16th- Mon 20th and would love to see great investment properties. We have family out there so it would be ideal for us to have a great multi family out there or SFR

Hi @Rosie Geller That's exciting to hear you're looking for an investment property. Especially in Colorado, which is just the best place to live in the country.

Denver and Colorado Springs are slightly different, so before coming out here, I'd give some thought to your goals for this purchase. Do you have friends or family in one city that you'd like to be close to? Is cash flow king for you? Low entry point? Close to activities? Etc. That will help you and anyone you work with decide where best to focus your attention.

I may be bias here -- okay, I'm totally bias -- but I'd reach out to some agents from here in BP working in those areas. Or, in the alternative, if you know of someone who's bought in Denver or Colorado Springs, ask them who they used. If you do the latter, be sure that agent has experience thinking about real estate as an investment and not just as a home purchase.

Colorado Springs and Denver have seperate MLS access - so if you use one Realtor make sure they have access to REColorado (Denver) and PPMLS (CO Springs). I live inbetween Colorado Springs and Denver and serve both areas - focusing on investments in The Springs and primary occupants in Denver Metro.

I've been compiling some off market properties on the west side of town. FSBO's, some from mailers, past contacts etc. Nothing in Denver central all west of I-25

Hi Rosie, the Denver and Colorado springs area are different and there are some differences between properties south of Denver and North of Denver.  Price point can be a big determiner of what you can find out there. If you are looking for multi-unit, most of them are in older neighborhoods in Denver. Another thing to look at is Single family homes that are zoned as Two unit homes or row homes so you can easily transform them into dulpexes.

The best thing is to focus on a Realtor in the Springs for your days out there and then focus in Denver for a specialist out there. I would not be able to tell a client much about the Colorado Springs market. I have helped several clients in the Denver area.
