Advice For a Newbie in 2022

Hey REI Experts!

My wife and I (both educators) recently decided to build long wealth for ourselves and our children starting in 2022! This is the first of many steps in that direction and we have some questions to start out our year if anyone is willing to share some thoughts and/or knowledge. We know that we want to purchase our first investment property in the next 12 months but could be sooner depending on several factors of course. Questions 1 of 2, what is some key advice that we should know or that you wished someone would've shared with you before your first deal? Secondly, we are trying to decide if we want to start our journey with a single family or multi-family property (essentially house hacking) and which would be a better investment of our time and resources.  Any advice on either or both would be greatly appreciated to us! TIA
