Financing question on 3 unit property

My son + I are looking at a 3 unit property to purchase in my area. He lives 3 hours away. We'll split the downpayment. It's his first purchase and he'll apply for the financing. What type of financing loan works best for this situation? Is 10% down a possibility? I'd love some input.
