New overseas investor reaching out the BP community

Hey everyone! My name is John and like many of you (or all of you) I plan on investing in Real Estate in the future. I am from Ireland but live in Dubai, Ireland and spend a few months of the year across USA - Mainly Ohio, Kentucky and occasionally Florida.

I have set a goal of studying different markets and reading in depth as much as possible. In my home town in Ireland I do not have any mentors close by and I find it a tad difficult to pair with mentors in Dubai and USA due to moving around quite a bit. However, I am definitely looking for some guidance. I have a Math degree and my masters is also in core Mathematics, so numbers is my game and I hope this will aid, even slightly when moving forward with this journey.

Welcome to the journey of RE investing. That is great that you are able to travel all over like that. I would first get used to and start to run numbers in all the places you are considering investing. Which should not be hard for you since you are a math guy. I like to use this calculator https://www.calculator.net/ren.... Do you know what you want? Appreciation? Cash flow? Both? By running the numbers you will be able to identify what market can bring you the best deals. I always say this, I like to look at where huge corporations are choosing to set up shop or are planted. They pay people to research markets and there is a reason that they are choosing that state/area. That is a big reason that has kept me focusing on the Ohio markets because of all the movement of companies coming here like Intel and companies that have already been here like Amazon, The Limited, and more. 

Which ever place you want to get started make sure you get systems in place. If you want to keep growing then you need to set yourself up for success. Getting together your core 4 https://www.biggerpockets.com/... is a great first step. Write out what your goals are and how you are going to get there. Through that you can see what other systems you might need to put in place to value your own time and keep things rolling.
