Real Estate Rookie Introduction

Hello BP Network,

I am a newbie real estate investor located in Houston, Tx. I spent this past year soaking up as much knowledge about REI as I can and believe I will be ready to acquire my first property at the beginning of 2023. I plan on house hacking a multi-family property located here in Houston. I keep coming across these older 3 & 4 Plex units located East of downtown and Midtown area that were built in the early 1930's and have a lot of character. If anyone here has any experience working on these older buildings or any MF experience around the Houston area I would love to hear how it went. Also, if anyone is looking to meet up and discuss real estate ideas and network please feel free to reach out to me. Good luck to everyone and looking forward to hearing back from you all.

Hi Emond and welcome to BP! I think house hacking a 4 plex is a great way to get started in real estate. 4 units gives you the best economy of scale to do it. I've worked on early 1900s properties - big ticket items to inspect are electrical and sewer. These often have issues that are 'grandfathered in' but can cause you a headache when you want to do a rehab.
