What's up everyone! Super excited to join the BiggerPocket's community and expand my knowledge of real estate. I came across BP during some google/youtube research and was amazed at the vast amount of great information that's being put out. I am interested in the House Hack and long term rental strategies, as well as connecting with and learning from like minded individuals. Taking this time to soak up as much knowledge as I can to start my journey in 2023. Looking forward to connecting with you all!

Welcome to BP!  I have a property in Baltimore, it was my first buy and hold.  I purchased it in 2007 just before the crash and to date this past spring I feel like It finally got back to its original value. It was  3 life times of learning experiences that cost me a lot of money at first.  I have bought a sold a few over the last few years and still have my first one in Baltimore.  I have now great tenants in the property currently and wouldn't trade them for the world.  But the day the leave, I'm selling the property, Baltimore and Maryland in general is not landlord friendly and that was the most expensive lesson I learned.  If I can give you one solid piece of advice, use your gut and do not be afraid to ask perspective tenant hard questions about there back ground and credit score.  You're not here to give stuff away, its a business and your should treat it as one.  Oh and have a good attorney that is very experience in landlord/tenant law and can more swiftly when you need to evict.   Again Welcome to the world of Financial freedom.
