Seller financing friends

Hey everyone Dante from Joliet. I'm 26 and just learned about seller financing and the benefits for both the seller and buyer and even the sub to buyer; and the different ways to accommodate  the sellers situation. I'm on my way to get these two leads under a contract. I found them by putting the word out and the other by driving for dollars. I work as a apprentice flooring installer for 7 years by the best of the best. I'm in a position rite now to scale up and start my own flooring business but I have been wanting to focus more on creative seller financing to maybe sandwiche lease a deal. Any tips?
