Hows it going BP!

I am just starting to get my feet wet in the world of real estate and investing. I've been doing my research from the passed couple months through books, Biggerpockets blog's and podcast as well as just about any other information that has been recommended stemming from the blogs, books and podcast. I am currently in the process of building a team and working with agents to fully understand my local market and 'hot spots' in my area.

With the resources (credit, cash, income to debt ratio) i have, I plan to start with a property to occupy and renovate for the mandatory time some programs state to classify as owner occupied, then depending on the market rent or sell in hopes to gain the capital I need to really start my investing career.

I love hearing 1st time stories from successful people to really give me that motivation and confidence to know that I can do the same.
