Looking to start out

Hi,

I am a 34 year old with a family who is really interested in beginning investing in real estate. As a beginner, I’d say my skill set is an ability to be trusted by people (partner investors, tenants, employees etc.), solid deal assessment, and ability to be thorough. 
I have a few questions:

1: What would be more advisable- buying rental units with good cash flow, or flipping houses after value add renovations?

2: How hard is it to find investors on a solid deal as a beginner?

3: Is this the type of career which can be managed successfully as a part time job (4-5 hours a day)?
