New Member In Kansas City area

Hello All!

I found the site a few weeks ago and I've been reading everything I can since then, and listening to the podcasts daily. I'm incredibly energized by the idea of getting into REI. It will be a side-job for now, and I'm looking primarily in the Independence area, as it's close to home. I've made an analysis spreadsheet based on some I found on the site, and I've been running numbers on several properties in the area to break it in.

I'm going to go out looking at some houses this weekend to get a better idea on reno costs estimates.I know I still have a lot to learn, but I am a believer in learning through experience so before too long I will be seriously shopping the market.

I look forward to continuing my new nightly routine; Podcast on the way home from work, dinner, and 3 hours on BP!

@Matt Willman,

I forget which podcast it was, but on one of them Brandon or Josh recommends using the rent feature on Craigslist to shop rent prices in an area. I've used this for the Northland and found it helpful. You may want to check it out.
