Newbie Learning Markets to Target

Hello - I recently upgraded to BP Pro as I am now serious about pursuing real estate investments. I wanted to reach out to the forum and ask people their personal experiences with deciding on which market(s) to focus their investment strategy on. I understand the south and mid-west markets have been 'hot' over the past couple of years, but I find it difficult to narrow down to individual states, cities, and communities. 

For additional context, I am looking to invest $30-$50K and purchase long term hold duplexes/triplexes/quadplexes. I currently work a time intensive job in the commercial RE sector, so I am looking to build a dynamic team of a broker, PM, lender, contractor, etc to help with the overall processes. 

Please share any personal experiences / advice you may have. Anything is much appreciated!
