First time Poster-seeking advice and perspectives

Hi everyone, first time poster here. I’ve been listening to the podcasts for a while now, but just recently joined up here on BP. I’m active duty military originally from Alabama, currently living in Maryland. I’m about 4 years from retirement and regretting not venturing into this world sooner.

I’m currently going back and forth on whether to focus on short term rentals in Florida (Destin, PCB) or long-term single family homes in the Birmingham, Al area. Either way this would be my first rental purchase. I would love to hear from anyone with experience in these areas and any advice you may have for a newcomer.

I'm active duty Air Force and maxed out my VA loan with three properties.

Birmingham has some cheaper properties, but may not bring the cash flow that STRs in Florida might bring.

It all depends on your timeline, numbers, funds, and comfort level. On your first time out, you don’t have to be overly aggressive. This is a long game.
