Hi everyone,

My name is Songeze, I’m based in East London, South Africa. I'm new to real estate investing but currently planning a project to develop a 30-unit apartment complex. The idea is to build one-bedroom apartments with solar-powered geysers, biometric door locks, and individual electricity meters, financed through a loan and paid off with rental income.

My goal with BiggerPockets is to learn how to structure deals smartly, avoid costly mistakes, and possibly connect with investors or mentors who've done something similar.

My question to the community is: What are the biggest financial or legal mistakes to avoid when developing rental properties from scratch?
