Hi everyone! I'm Zhansaya, and I'm excited to start my real estate investing journey. I'm interested in multifamily and long-term rental properties in the Dallas area. I'm still new and figuring out where to begin. Over the past month, I’ve learned a lot from BiggerPockets and have been reading books on real estate and marketing, which has really inspired me. I'm currently looking for a mentor who can guide me through the process, but I’m not sure how to find the right fit—any advice would be appreciated!

My next goal is to find my first investment property, so I’d love any insights on strong markets in Dallas or tips on how to evaluate and analyze a market. I’m looking forward to connecting and learning from all of you!

Quote from @Bruce Lynn:

You're in the right place at the right time.

DFW area is a great place to get started.

A few things to consider are population growth, job growth, wage growth, demand drivers, and these days I think one important consideration most people do not consider is the amount of apartment delivery which is competition for your investment.

Good luck and best wishes.
