Hi all, just started listening to the podcasts & decided to join the site today. Looks like there's a ton of great information here. My name is Steven Darrow and I'm a relative newbie to real estate investing - I have one single family rental in Nova Scotia for the past 1.5 years but looking to enter the US market now, ideally Atlanta. My strategy is buy, rent & hold with a cash flow focus.

I guess I'm still on the fence of where to invest next, and maybe I'm not looking hard enough yet but I can't seem to find many opportunities in Halifax that meet the "gross rent = at least 1% of purchase price" rule. Also I'm not crazy about the economics of Nova Scotia and Halifax in general right now, which leads me to the US.

I feel like a lot of the easy money has been made in the hot spots like Florida & Arizona, and maybe the same is true for Atlanta, but I do like the economics of Atlanta and the price range appears to fit my budget compared to some other places.

As always, I appreciate any & all insight & thoughts.
