Beginner wholesaler and realtor

Hello I'm Ruben.

Just recently in April I became a licensed realtor so my plan is to make a enough transactions to earn some capital for my first rental property.

My end goal is to own multiple long term-rentals that once paid off can continue cash flowing and create an empire for my family that lasts hopefully long after I'm gone.

One of my main questions is how do I become an expert in a certain market? What information should I study and become a specialist in? Where do I find that information?

Any feedback would be of great appreciation.
Lets talk soon!
