New member in souther Oregon with a ?

Question

I just found this site today WOW just what I have been looking for. We are both R.E brokers in the southern oregon area( no sales pitch intended)and are currently transfering to commercial property investing for ourselfs and our clients. We have done several single fam deals as well as a small development. We look forward to learning and sharing on this site.  I am considering taking the Scott Scheel program , any feedback on that program or are there any better for the $ ? Thank you Terry and Karen

You could always assign contracts to make some money for a down payment.  Find a good REO property make some offers and once you get a great offer, put it under contract and find a buyer.  If it's a good offer you can make 10-30k off of it with no out of pocket expense.

Let's say the bank listed a property for 80,000 but no one makes an offer,  and you offer 40,000.   Most of the time the bank will sell it for that because they want the property off their books.  So you find a buyer for 50,000 put it under contract and you don't have to spend a penny.  The bank or the buyer will pay closing costs.  You're just the middle man.  So 80,000 dollar property selling for 50,000 is a great deal and you should not have a problem finding a buyer.

Hi John: Medford and Grants pass are very close,10 - 30 min drive. I have been looking for local deals but to get any cash flow it requires 20-30% down.( I don't think I know where to look) as we are brokers we have MLS access, Loopnet as well as local comm. brokers, just like everyone else. I have spoken to other investors and they are doing stuff in the mid west. Silent Investors are hard to find even though I have found some exciting developments to build for the area. Given the background as to the community it sounds like you will have to invest out of the area.

How far is Grant's Pass or Medford? Assuming they are the largest communities in the area. To focus on commercial might have you spending a lot of time in the other communities.

I do not know your background but you could go the other way. You could work on finding investors who want to participate in deals rather than focusing on the properties. Related but it will have a different impact on your time.

Hi John, We are located in Jacksonville Or.Just west of Medford. It is an old gold mining town of about 2500 pop. Very old buildings full of small mom and pop retail shops. The area around here ( Jackson County) is not big on industrial type development (no particulate polution) and we have land use laws the prohibit growth. We are trying to find a nitch to get involved in comm. investing. Karen will not be posting on this site under my name as she is really great at single fam. property sales. Where in S OR are you based? I have done some investing in the metro Portland area and used to live up that way. My exposure to S OR is mostly from traveling to CA by car.

Any particular focus on the commercial sector?

Should people assume that it will always be you posting under the ID to will Karen sometimes post under the same ID? Given the way you introduced yourselves I am not sure.
