I'm just starting my real estate investing journey and want to connect with folks that are willing to share their experience, both locally in Sacramento and out of state. I have yet to do my first deal. I'm most interested in SFR and small MFR but open to exploring other opportunities. Any tips for getting started building my network? Thanks!

Great to see you being intentional about building your network before jumping into your first deal -that’s already a smart move most people skip.

For Sacramento, I’d definitely hit local REIAs, BiggerPockets meetups, and investor-focused agents to build relationships. It’ll help you get a feel for the local scene, even if the numbers are tight.

That said, don’t feel boxed in by your backyard. A lot of investors in high-cost markets like Sacramento end up expanding into the Midwest and Southeast because the entry prices are lower and the rent-to-price ratios make cash flow possible. One big advantage right now is that some sellers and builders are offering incentives like rate buydowns or even cash back at closing, which can really help smooth out your first deal. Turnkey properties in those regions can be a way to start building your portfolio faster without waiting years for the perfect local deal to show up.

As you grow your network, connect not just with investors but also with out-of-state property source providers, lenders, and property managers who specialize in working with people buying from afar. A strong team is what makes long-distance investing actually doable.

If you keep focusing on both your local market connections and networking with those who invest in more affordable metros, you’ll find your first deal a lot sooner than you think.
