    Welcome, Natalka! Great to see another agent jumping into the investing side. One thing that helps a lot of realtors when they start investing is thinking like a buyer from day one — running the numbers on every listing you see (cash flow, ARV, cap rates, etc.) even if you're not buying it. That practice builds muscle memory fast. Northern NJ has a ton of opportunity, especially with the commuter demand into NYC. Looking forward to sharing ideas and learning from your perspective!
