New Guy -- Looking for first house hack

Hey everyone! I'm quite new to the real estate scene. I read Set For Life recently and decided my main goal is to purchase my first house hack. Currently working in tech sales and have just been investing in the standard retirement accounts (401k, Roth IRA, HSA). Excited to connect with folks along any stage of this journey. I'm probably still around 12 months out from the capital needed, but I'll be looking primarily for duplexes in and around the Kansas City area.

P.S. Has anyone used an FHSA to save for their first real estate purchase?
