New to real estate investing and learning
Hello all, my name is Jacob. I’m a little late to the real estate investing world and super excited to start. I’m an engineer by trade, live in California so I know that will be a challenge. I’m consuming as much information and learning to analyze deals. I have a ton of question’s and I’m looking forward to learning from all the experts here. I wish I knew about this form of investing before but I have been following the normal steps of the American dream. Go to school, work your way up the employment ladder buy a house and invest in your 401k. Well I want to diversify and hooing that it’s not to late being in my late 40s.

Hi @Jacob Bejarano, It's definitely never too late. Real estate is an asset class where experience, knowledge, and strategy outweigh age!
You could look at out-of-state markets where property prices are lower and rents are strong, which makes cash flow more achievable. Focus on smaller single-family rentals or duplexes as your first deals, easier to manage and less upfront capital than larger multifamily.
You could also partner with local property managers in your target market, so you don’t have to handle day-to-day operations yourself. Build a checklist or system for analyzing deals, that will help you make quicker, smarter decisions.
Start small, one property at a time. You got this!!
