Moving To Ohio - Looking To Connect

Hello everyone,

My name is Carson Burkholder, and I’m a 24-year-old real estate investor and wholesaler with experience in North Florida and Phoenix. Over the past few years, I’ve worked with investors to build portfolios of rental and buy-and-flip properties, focusing on both on- and off-market opportunities.

I am currently in the process of moving to Ohio and building a new market, which is why I’m new to BiggerPockets. I’m excited to connect with other investors in the area, learn about the local market, and exchange ideas and experiences with like-minded professionals.

I’m looking forward to learning from the community, discussing strategies, and gaining a better understanding of investing in Ohio.

You’re coming in with a great foundation. North Florida + Phoenix gives you exposure to both appreciation-driven and cash-flow-driven models, and Ohio is a perfect place to marry that experience with long-term buy-and-hold stability.

A few quick thoughts as you plant roots here:

Ohio is an underrated powerhouse for BRRRR, turnkey, and small multifamily.
Markets like Akron and Canton offer strong rent-to-price ratios, steady demand, and investor-friendly price points - way different from Phoenix.

Networking locally is your shortcut.
Hit up local REIAs early - Ohio investors are very collaborative, especially wholesalers and buy-and-hold folks. Great place to build buyers lists quickly.

Off-market deals perform extremely well here.
Absentee owners, preforeclosures, and tired landlords are common lead sources, and spreads tend to be healthier than in the Sunbelt right now.

If you end up wanting turnkey or pre-stabilized rentals, Ohio’s one of the most proven states.
Lots of investors build their first 5–10 doors here because the math actually works.
