Been sitting on the sidelines too long

Howdy! I've been a member for a few years now and off and on twiddling around looking at deals and scrubbing the MLS in different areas. I am very much aspiring to diversify my retirement portfolio into real estate investment. Whether it is flipping, turnkey, BRRRR, STR, or wholesaling, I am open to any and all opportunities. Having said that, I want to settle on a system that works, and I can "rinse and repeat."

Being in north Texas, we have settled on Sherman/Denison as a great opportunity market if the deal is right, though that does not preclude me from acting on deals in other areas. Although we live in Plano, DFW just seems oversaturated and unattainable, not that there might not be some deals out there to be had. Welcome any comments, suggestions, offers of mentorship/guidance, or heck even free money if you're feeling generous :)

    Sherman Denison I expect is a fantastic area.  Lots of demand drivers including the DFW metroplex.  Rental activity has slowed some, but I expect it will pick back up this next year.  Lots of big money investing in the area.
