Hey everyone — Nick here based in Orlando, FL.

I run Bear VII Equities, where my primary focus is DSCR financing for rental properties, working with investors on both acquisitions and refinances.

My background is on the real estate finance and underwriting side, so I spend a lot of time helping investors think through cash flow, debt structure, and realistic DSCR execution in today’s market.

In addition to DSCR, I'm actively involved in off-market land acquisitions and flips, and I also deploy private capital in select short-term real estate opportunities when the structure makes sense.
