Welcome to BP, Ziyad, and congrats on expanding into the US market. Detroit and Ohio are both popular with international investors because of the lower entry prices compared to coastal markets, but if you’re looking for a balance of cash flow, stability, and long-term growth, I’d really encourage you to take a close look at Columbus, Ohio. The macroeconomics here are extremely strong with steady population growth, solid job growth, and major companies investing heavily in the area like Intel, Amazon, Google, Honda, Microsoft, LG, Nationwide, and more. Even with all that growth, you can still find properties in the $120–180k range that hit the 1% rule and generate positive cash flow, which makes it very attractive for out-of-state and international investors. On top of that, Ohio is landlord-friendly and has strong rental demand, which helps reduce risk when managing from overseas. It’s one of the few markets right now where cash flow and appreciation potential still work together. Happy to connect and answer any questions you have!

     Welcome to the market! Make sure you do all of the things you need to invest as a foreigner here, like set up a US bank account. I believe it takes some time to do correctly.

    I'd recommend you lock in your setup first: a lender who works with foreign buyers, a simple LLC/bank account plan, and a strong property manager. Then only buy deals where you've confirmed real rent comps, checked taxes, and insurance before you offer.

    @Ziyad Bekkaoui

    Welcome Ziyad, great to see international investors expanding into the U.S. market. The key to success is dialing in the right neighborhoods, understanding tenant demand, and building a strong local team you can trust on the ground. Focusing on cash flow fundamentals, conservative underwriting, and solid property management will go a long way in protecting returns and minimizing risk. Looking forward to following your journey and exchanging insights as you grow your portfolio.

     Will you be buying cash or trying to get a mortgage?

    When will you set up an LLC, ITIN, EIN and US bank account?

    Hi Ziyad, many markets here in OH could be a good fit for you. For now, you should work on getting a bank account and other formalities as a foreign national. Happy to help!

    I have great history with a property manager in Orlando that specializes in working with French RE investors. DM me if you'd like a connection.

     Good stuff man! Love the fact that you are looking into international markets.

    You should look into the Ohio Market. Columbus is great for equity plays and appreciation. Cleveland is great for cashflow. Dayton is more about affordability and stability.

    I've sold over 120+ deals this past year and own 28+ rental units here in Columbus. Happy to share my resources and contacts.
