Is Starting in Colorado Springs Reasonable?

Hi! I am just now getting into learning about real estate investing. I have been doing a lot of watching videos and reading forums. I am looking to get started and currently reside in Colorado Springs. I know it's best to try and invest where you live but I am wondering if Pueblo or Denver might be a better starting option rather than the springs? I know those areas can have lower income areas and I do not have a lot of money to put down. I am looking to do a long-term rental. Any help on this would be great! Thank you!

Hey @Jace Graves, Colorado Springs is a great market to start in! 

I lived in Pueblo for 4 years and I'm not a fan of the area. The good areas are basically the same price as Colorado Springs and the other areas I wouldn't advise to invest in to to problems that can occur with tenants in a C class area. But if you're up for that adventure it can work out. Just make sure you. budget for reserves. 

Denver has about a $100k higher median home price so the barrier to entry is a higher down payment that Colorado Springs. 

In COS the large military presence of 4 bases bring many people to the city who are great tenants too! Happy to chat more with you on detail on the market too. 

Also, If you wan to meet other investors in COS to see what strategies are working best I host an investor meet up in COS once a month. I'll send you the details.
